Both lawyers and notaries can handle standard residential real estate transactions in BC. However, a lawyer can assist you if complications arise — a title issue, a dispute between parties, a lender condition that needs legal interpretation, or a transaction that becomes contentious. A notary cannot represent you in those situations.

What Happens After You Hire Us

We Receive Your Documents

Once you confirm your lawyer with your realtor and mortgage broker, they send documents directly to our office. You do not need to coordinate the paperwork.

We Prepare Everything

We prepare all required Land Title Office forms, review your mortgage instructions, conduct title searches, and prepare your statement of adjustments.

You Come In to Sign

We schedule your signing appointment at our South Surrey office. Bring two pieces of government-issued ID (at least one with photo). For purchases, bring your down payment funds as a bank draft or certified cheque.

We Complete the Transaction

We register title, discharge any existing mortgages on sale files, transfer funds, and confirm completion with you and your realtor.

Property Transfer Tax (PTT) is a provincial government tax charged on most real estate transactions in BC. It is not a legal fee — it is paid directly to the government through our trust account. It is not included in the fixed fees listed above. The standard rate is 1% on the first $200,000 and 2% on the remainder for properties under $2M. First-time buyers may qualify for a full or partial exemption.
Yes. New construction files are quoted at $2,000 and may involve reviewing developer addenda or assignment language. We confirm any additional fees before proceeding.
